Ouda Developments has announced the launch of its new residential project, Canary Compound, in District 25 of New Obour City, on a total area of 15 acres.
The project adopts a low-density residential concept, with construction covering only 25% of the total land area, while the remaining space is allocated to green areas, water features, and integrated amenities.
The launch reflects Ouda Developments’ strategy of developing residential communities that prioritize open spaces, low-density planning, and integrated facility management. The company has been operating in Obour City for more than 25 years, according to its official statements.
Canary Compound New Obour City: Project Details
Canary Compound comprises only 26 residential buildings, each consisting of a ground floor and four upper floors, with no high-rise towers.
Residential units range from 70-square-meter studios to 355-square-meter duplexes, offering a variety of layouts and sizes.
The project also separates residential areas from service and commercial zones, ensuring that commercial outlets are not located directly beneath the windows of residential units.
Units at Canary Compound New Obour City will be delivered semi-finished, with customers able to request full finishing. The developer also offers the option of modifying the unit’s interior design before construction begins.
Integrated Services and Amenities at Canary Compound
Services at Canary Compound are distributed across approximately 50,000 square meters of green areas and water features, creating extensive open spaces throughout the community.
The project also includes a central plaza featuring a dancing fountain, as well as a two-story clubhouse covering approximately 2,100 square meters.

Canary Compound is secured through three smart gates, 24-hour security services, and surveillance cameras.
Residents will also have access to a smart application designed to support community management and facilitate maintenance requests.
Eng. Omar Ouda, CEO of Ouda Developments, said the company aims through Canary to introduce a low-density residential model centered on open spaces and high-quality facility management.
He noted that the company has more than 1,000 completed and occupied units in Obour City, adding that Canary follows the same development philosophy through a limited number of buildings distributed across its 15-acre site.
Ouda added that the company has assigned facility management to its Saudi partner, Bravo, which has experience in the operation and management of facilities.
He also pointed out that Canary is being developed through self-financing, without bank loans or relying on customer installments to finance construction.
Strategic Location of Canary Compound in New Obour City
Canary Compound is located in District 25 of New Obour City, an area designated for premium housing and adjacent to the Beit Al Watan area in District 24.
Buildings in the surrounding area are limited to a ground floor and four upper floors, supporting the project’s low-density residential character.
The project has a frontage on the Middle Ring Road and is located near the R2 Axis, according to the developer.
This location provides access to Madinaty, Fifth Settlement, Shorouk City, the New Administrative Capital, and Cairo International Airport within approximately 20 to 40 minutes, according to Ouda Developments.
The project also benefits from the Light Rail Transit (LRT) network through Obour Station. The line extends for approximately 103 kilometers and includes 19 stations.
New Obour City: A Fourth-Generation City East of Cairo
New Obour City is one of Egypt’s fourth-generation cities east of Cairo. It was established under Presidential Decree No. 246 of 2016 on an area of 58,914 acres within Qalyubia Governorate.
The city’s master plan separates residential, administrative, and commercial areas, while the surrounding area includes existing universities, schools, and hospitals.
The continued development of infrastructure and services has supported New Obour City’s position as an emerging residential and investment destination in East Cairo.
Canary Compound Payment Plans and Delivery Date
Canary Compound payment plans start with a 15% down payment of the unit price.
The down payment can be divided into three installments over three months, while the remaining balance can be paid over a period of up to six years without bank interest.
The maintenance deposit is set at 7.5%. Customers can either include the deposit within the installment plan or pay it upon handover.
According to the developer, units are scheduled to be delivered within three years from the contract date, meaning delivery will take place before the end of the payment period.

Ouda Developments was established in 2019 in Obour City. The company is chaired by Eng. Khaled Ouda, who has more than 25 years of experience in real estate development, while Eng. Omar Ouda serves as its executive manager.
The company and its founders have a portfolio of 1,065 completed and delivered units, covering more than 555,000 square meters across approximately 130 buildings in Obour City.
Its portfolio includes Golf City Compound, which spans approximately 200 acres, in addition to Ezis Cairo, Solana, and Al Masa Tower. According to the company, all of these projects are currently completed and occupied.
Ouda Developments implements its projects through self-financing without bank loans. The company has also announced an investment plan exceeding EGP 50 billion in Obour City and New Obour City between 2026 and 2029.
Ebdaa Developments
