ISLA Developments has announced the launch of a new phase of its Cube Commercial Hub project in Sheikh Zayed, following the sellout of the first phase. The move reflects the company’s continued expansion in the mixed-use real estate sector and its commitment to developing projects that meet market demand across commercial, administrative, and medical activities.

The project aims to provide an integrated investment destination that combines a strategic location, carefully planned design, diverse unit types, and professional management and operation, supporting the long-term investment value of commercial developments.

Omar Abo Sehly: New Phase Supports ISLA Developments’ Expansion Plans

Omar Abo Sehly, CEO of ISLA Developments, said the launch of the new phase represents a continuation of the company’s strategy to deliver a comprehensive real estate product combining a prime location, thoughtful planning, and a diverse range of activities.

He explained that Cube Commercial Hub is designed to create an integrated investment environment serving commercial, administrative, and medical businesses, while prioritizing management and operational efficiency as essential factors in the success of commercial projects and the sustainability of their investment value.

Abo Sehly added that ISLA Developments has nearly 11 years of experience in the Egyptian real estate market, during which it has developed several projects in 6th of October City, October Gardens, and Beit El Watan in West Cairo. The company’s portfolio also includes Dar Karmal within Dreamland.

He noted that this experience has helped the company build expertise in developing real estate projects across different sectors and respond to the evolving needs of the market.

Cube Commercial Hub Benefits from a Strategic Location in Sheikh Zayed

Abo Sehly highlighted the project’s strategic location on Riviera Axis, branching off Nozha Street in Old Sheikh Zayed and running parallel to 26th of July Street.

The development is located near several prominent projects and landmarks, including Royal City, Moonland, Hyper One, and Water Way. Ethos School is also situated directly adjacent to the project, offering potential opportunities to benefit from the area’s residential density and daily traffic.

The project is approximately two minutes from Cairo Gate and the Desert Road. It is also close to a Wataniya fuel station and Beit El Watan, Phase 8.

According to the company, these surrounding developments and access routes support the project’s potential to attract different customer segments and visitors, while creating opportunities for commercial and service-oriented activities.

Cube Commercial Hub: Project Design, Buildings, and Facilities

The project occupies a plot with multiple main frontages totaling approximately 120 meters. It comprises three interconnected buildings designed by ADC, with a basement covering the entire project footprint, a ground floor, and three upper floors.

The architectural and internal planning aim to accommodate different business activities while facilitating movement and access throughout the development.

The project features four main entrances, including three facing Riviera Axis and one on the Beit El Watan side, in addition to two secondary entrances. The development also includes six elevators and two escalators to facilitate movement between floors.

These facilities are intended to support accessibility for visitors and business operators while accommodating the requirements of the project’s diverse commercial, administrative, and medical uses.

Commercial, Administrative, and Medical Units at Cube Commercial Hub

Cube Commercial Hub offers a range of unit types and sizes designed to accommodate different investment needs.

The ground floor is dedicated to commercial outlets, restaurants, and cafés, with unit sizes starting at 25 square meters and prices starting at EGP 195,000 per square meter.

Meanwhile, first-floor units start at 37 square meters. The second floor accommodates administrative and medical activities, with designated areas for medical clinics and administrative offices.

This mix of uses is intended to provide investment opportunities for different customer segments, including retailers, restaurant and café operators, medical professionals, and businesses seeking administrative office space.

Fully Finished Units and Air Conditioning by ISLA Developments

Abo Sehly said the company places particular emphasis on finishing quality and unit readiness. Units will be delivered fully finished and equipped with air conditioning, with finishing works carried out by Metanoia, a company specializing in finishing solutions.

Medical units will also feature materials and finishes suited to healthcare activities, including antibacterial paints and flooring and wall materials with antibacterial properties. These specifications are intended to facilitate clinic preparation and help doctors get their premises ready for operation.

The project will also provide an external waiting area for medical clinics, supporting visitor convenience and the operational requirements of healthcare businesses.

Egy Map to Manage and Operate Cube Commercial Hub

Regarding the project’s management and operation, Abo Sehly confirmed that ISLA Developments is cooperating with Egy Map to oversee the development’s management and operational activities.

Egy Map brings experience in managing and operating major shopping centers, including City Centre Alexandria, City Stars, Point 90, Mall of Egypt, and Mall of Arabia.

The partnership reflects ISLA Developments’ focus on professional property management and operational efficiency as key elements in supporting the performance of mixed-use developments and maintaining their long-term investment appeal.

With the launch of the new phase following the sellout of the first, Cube Commercial Hub represents a further step in ISLA Developments’ expansion in West Cairo, combining commercial, administrative, and medical activities within an integrated development in Sheikh Zayed.
