Madinet Masr Announces Strong Financial and Operational Results for the First Nine Months of 2025

 Madinet Masr, one of Egypt’s leading real estate and urban community

developers, announced resilient financial results for the first nine months of 2025

(9M 2025), maintaining strong profitability and operational growth across its major

developments including Taj City, Sarai, and Talala New Heliopolis.

The company reported a net profit of EGP 2.4 billion on total revenues of

EGP 7.4 billion, reflecting its continued ability to deliver strong financial performance

and maintain market leadership in Egypt’s real estate sector.

Revenue Reaches EGP 7.4 Billion Supported by Doubling Unit Deliveries

During 9M 2025, Madinet Masr’s revenues reached EGP 7.4 billion, compared

to EGP 7.5 billion a year earlier, driven by a sharp rise in unit delivery revenues that

doubled year-on-year by 100.9%, recording EGP 1.6 billion versus EGP 773.1 million

in 9M 2024.

The company delivered 1,014 units, compared to 478 units in the same period

last year, underscoring continued progress in construction and handovers.

New Sales Surge 11.2% Year-on-Year to EGP 36.3 Billion

Madinet Masr’s new sales recorded EGP 36.3 billion, an 11.2% y-o-y increase,

fueled by high demand for premium projects and strong market performance in East Cairo.

In Q3 2025, new sales reached EGP 15.1 billion, marking a 27.5% growth over

Q3 2024, supported by successful project launches and strong buyer interest.

Profit Margins Remain Robust Despite Market Normalization

The company achieved a gross profit of EGP 4.9 billion with a gross margin of

66.2%, reflecting strong operational efficiency and effective cost management.

EBITDA stood at EGP 3.1 billion with an EBITDA margin of 42.2%

, maintaining healthy profitability despite higher delivery contributions that typically

generate lower margins.

Net profit stood at EGP 2.4 billion, yielding a 31.9% net margin, confirming

consistent profitability.

Madinet Masr Strengthens Cash Position to EGP 1.4 Billion

As of 30 September 2025, Madinet Masr maintained a strong net cash

position of EGP 1.4 billion, compared to EGP 835.6 million at the end of 2024.

Cash collections increased 11.7% y-o-y to EGP 11.3 billion, reflecting effective

customer management and high collection efficiency.

CAPEX Reaches EGP 5.4 Billion to Accelerate Construction Progress

The company invested EGP 5.4 billion in CAPEX during the first nine months of 2025,

compared to EGP 5.0 billion in the same period last year, primarily focused on

accelerating construction at Taj City, Sarai, The Butterfly, and Talala New Heliopolis.

Unrecognized Revenue Backlog Reaches Record EGP 86.4 Billion

By the end of September 2025, Madinet Masr’s unrecognized revenue backlog

rose to EGP 86.4 billion, up 26.3% from FY 2024, providing solid visibility for future

revenues and reinforcing confidence in continued financial stability.

Talala Project Marks New Milestone with EGP 90 Billion in Expected Investments

A key highlight of 2025 was the launch of “Talala”, Madinet Masr’s flagship

project in New Heliopolis, with expected investments of EGP 90 billion and

potential sales of EGP 202 billion.

This expansion underscores the company’s strategic growth direction and its strong

positioning in East Cairo’s real estate market.
