According to Knight Frank’s latest report on the Egyptian real estate market in 2025, interest among global and regional investors continues to grow.

The New Administrative Capital ranked first among the most attractive residential destinations, accounting for 33.9% of investor interest. It was followed by the North Coast at 28%, while New Cairo ranked third at 27.1%.

The New Capital also topped the list of major projects attracting investor interest, with a share of 38.4%. New Zayed, Mostakbal City, and El Alamein followed collectively at 26.7%.

These figures highlight the continued importance of major urban development destinations in shaping Egypt’s real estate investment landscape.

Gulf Investors Show Strong Interest in Egypt’s Real Estate Market

Knight Frank’s report also pointed to strong indications of continued interest from Gulf investors in the Egyptian real estate market in 2026.

According to the report, 49% of Saudi investors and 36% of UAE investors expressed an intention to invest in the Egyptian market.

The findings also revealed that 51% of investors plan to purchase properties as holiday homes, while 20% are considering properties as primary residences and 13% are looking at real estate for capital investment purposes.

Residential Real Estate Tops Investor Preferences at 61%

Residential real estate emerged as the most attractive sector among investors, accounting for 61% of preferences.

Office space ranked second at 49%, followed by branded residences at 45%.

The findings underline the continued strength of the residential real estate market in Egypt, while also highlighting growing interest in specialized and premium property segments.

Branded Residences Attract 81% of Global Investors

Interest in branded residences was particularly strong within the luxury real estate segment.

Knight Frank’s findings showed that 81% of global investors expressed interest in purchasing branded residences, highlighting the growing appeal of properties associated with established hospitality and lifestyle brands.

The report also showed significant differences in investment budgets among investors.

Around 24% of investors allocated budgets of less than USD 1 million, while 20% had budgets ranging between USD 20 million and USD 30 million. Another 16% allocated between USD 2 million and USD 3 million.

German Investors Record the Highest Average Purchase Budget

The report also highlighted differences in average property purchase budgets by investor nationality.

German investors recorded the highest average purchase budget at approximately USD 17.7 million, followed by investors from the UAE at USD 16.2 million.

Saudi investors ranked third with an average budget of USD 9.4 million, followed by UK investors at USD 5 million.

Meanwhile, the average purchase budget among US investors stood at approximately USD 400,000.
