SIA Boulevard Launches in 6th of October with EGP 3.5bn Investment

Zawaya Developments and EDIC Developments have entered into a strategic partnership to develop SIA Boulevard in 6th of October City, West Cairo, with total investments of EGP 3.5 billion, marking a significant new partnership in Egypt’s real estate market.

The two companies also announced a series of partnerships with specialized firms in property management, operations, and support services as part of their strategy to establish an integrated mixed-use destination combining retail, office, medical, hospitality, and entertainment facilities under one development.

SIA Boulevard Brings Multiple Uses Together in 6th of October City

SIA Boulevard is strategically located at Al-Najda Square, in the heart of 6th of October City, one of the area’s most densely populated and active locations.

The project’s location provides access to an established customer base and strong daily footfall, reducing its reliance on future urban expansion and supporting the commercial viability of its retail and service components.

The development is designed as more than a conventional retail project, with its new vision bringing together shopping, business, healthcare, hospitality, entertainment, and sports within an integrated destination.

Mohamed Raouf: Partnership Marks Beginning of Future Joint Developments

Eng. Mohamed Raouf, Chairman of Zawaya Developments, said the strategic alliance with EDIC Developments represents a new phase in SIA Boulevard’s development and reflects a shared vision based on integrating the two companies’ expertise and capabilities.

He explained that the partnership aims to deliver a development that responds to evolving market requirements while creating long-term value for 6th of October City.

Raouf added that the alliance represents the first step toward a series of future joint developments between the two companies.

He noted that construction and excavation works are currently underway, alongside the implementation of a revised master plan featuring a broader range of services and activities tailored to current market needs.

The project is therefore being positioned as a vibrant mixed-use destination serving both residents and visitors rather than as a standalone retail development.

EDIC Focuses on Operational Excellence and Sustainable Services

Dr. Amr Zaki, Chairman of EDIC Developments, said the partnership with Zawaya Developments is based on a complementary division of responsibilities, enabling both companies to leverage their respective expertise in development, planning, and management.

Zaki noted that SIA Boulevard represents the first project resulting from the strategic alliance, which is expected to pave the way for additional joint ventures in the future.

He explained that the project has been repositioned as a fully integrated development incorporating retail, office, medical, and hospitality components, in line with the changing needs of Egypt’s real estate market.

He emphasized that the partnership places particular importance on operational excellence and the long-term sustainability of services, leading the companies to engage specialized property management and operations firms.

Asset Pillar Appointed as SIA Boulevard’s Master Operator

As part of the project’s operating strategy, Asset Pillar Development and Property Management, chaired by Eng. Fawaz Soliman, has been appointed as the master operator of SIA Boulevard.

With more than 15 years of experience in property management and operations, Asset Pillar will oversee the management and operation of the development, with the objective of ensuring operational efficiency and maximizing its long-term investment value.

Medical Algorithm to Manage SIA Boulevard’s Medical Component

The development has also appointed Medical Algorithm, an Egyptian-Saudi healthcare management company chaired by Mahmoud Lasheen, to manage and operate its medical component.

The partnership aims to provide healthcare services in accordance with high operational standards, amid growing demand for professionally managed clinics and medical units within mixed-use developments across West Cairo.

Sports, Entertainment and F&B Brands Join the Development

The project will also feature a selection of specialized lifestyle, entertainment, sports, and food and beverage brands.

HPadel & CrossFit, led by Eng. Karim Hatem, will develop and operate an integrated sports zone, while Giggle & Wiggle, headed by Eng. Basant, will manage the children’s entertainment area.

Meanwhile, Guitara Restaurant & Café, owned by Egyptian singer and actor Mostafa Amar, will join SIA Boulevard as one of its flagship food and beverage brands.

Open-Air Design Defines SIA Boulevard’s Master Plan

Zaki added that Hafez Consultants has been appointed to provide architectural design and engineering consultancy services for the project.

The firm’s role is to deliver contemporary designs aligned with SIA Boulevard’s new identity while enhancing the overall user experience.

The project’s master plan is centered around an open-air pedestrian boulevard featuring landscaped green spaces and water elements, replacing the enclosed corridor concept commonly found in traditional shopping malls.

Most retail units on the ground and first floors will also feature dedicated outdoor terraces. This design approach is particularly suitable for restaurants and cafés and is intended to enhance customer experience while supporting the long-term operational value of the units.

SIA Boulevard will include retail units on the ground and first floors, medical clinics, administrative offices with standardized floor plates that allow flexible subdivision or consolidation, as well as hospitality units.

Mixed-Use Developments Gain Momentum in 6th of October City

The launch comes amid intensifying competition among mixed-use developments in 6th of October City, as an increasing number of developers turn toward specialized property management and operating models rather than focusing exclusively on unit sales and handovers.

The shift reflects changing investor priorities, with occupancy rates and operational quality increasingly emerging alongside location and pricing as key benchmarks for evaluating real estate investment opportunities.

Dr. Amr Zaki said construction works are progressing according to schedule, with SIA Boulevard targeted to become operational within three years.
