TIG Developments has announced the launch of a new expansion plan during the second half of 2026, featuring two mixed-use projects in Badr City and Shorouk City, with total investments exceeding EGP 1.5 billion. The move comes as part of the company’s strategy to expand its presence in Egypt’s new urban communities and meet the growing demand for integrated commercial, administrative, and medical projects.
Mohamed El Sheikh, Founder and CEO of TIG Developments, stated that the company focuses on selecting strategic locations that maximize investment value for clients, while partnering with specialized entities throughout different stages of development to ensure high-quality execution and adherence to construction timelines.
The Way Mall in Badr City: A Strategic Location and Diverse Investment Opportunities
El Sheikh explained that the first project, “The Way Mall”, is being developed on an area of 1,680 square meters at the Services Center of Badr City, in a strategic location adjacent to the Russian University and a branch of the National Bank of Egypt.
He highlighted that the project’s prime location benefits from high population density and strong daily traffic, enhancing the potential of the commercial, administrative, and medical activities offered within the mall.
The CEO noted that construction progress at The Way Mall has exceeded 60%, with the project offering diverse unit spaces designed to accommodate various investment activities.
The mall consists of a basement, ground floor, and three upper floors, with unit sizes starting from 26 square meters, and is scheduled for delivery in December 2027.
The current phase includes commercial units on the ground and first floors, starting from 26 square meters, while the second floor is dedicated to fully finished medical clinics with spaces starting from 27 square meters. The third floor includes fully finished administrative offices with areas starting from 27 square meters.
TIG Developments has introduced flexible payment plans for The Way Mall, including:
- 25% down payment with installments over 3 years.
- 35% down payment with installments over 4 years.
- 50% down payment with installments over 5 years.
POINT HUB Mall: A New Investment Destination in Shorouk City
Mohamed El Sheikh announced the launch of “POINT HUB Mall” in Shorouk City, located on an area of 2,200 square meters along Gamal Abdel Nasser Road (the Third Link).
The project enjoys a strategic location near Petromin Station, the Tourist Promenade, and the SODIC entrance, making it one of the key connecting points between Shorouk City, New Heliopolis, and the Suez and Ismailia Roads.
He explained that the project aims to benefit from the area’s growing population density and continuous daily traffic, offering a mix of commercial, administrative, and medical activities.
The company has completed all required official permits and has already started excavation works in preparation for the construction phase.
POINT HUB Mall consists of a basement, ground floor, and three upper floors, with unit sizes starting from 27 square meters and a planned construction and delivery period of three years.
The project includes:
- Commercial units on the ground and first floors starting from 26 square meters.
- Fully finished medical clinics on the second floor starting from 29 square meters.
- Fully finished administrative offices on the third floor starting from 29 square meters.
The company offers flexible payment options for POINT HUB Mall, including:
- 5% down payment with installments over 4 years.
- 10% down payment with installments over 5 years.
- 20% down payment with installments over 6 years.
- 30% down payment with installments over 7 years.

El Sheikh emphasized that TIG Developments has established a strong track record in project execution and commitment to delivery schedules.
He noted that during 2026, the company successfully delivered all residential projects launched in Shorouk City during 2025, ahead of contractual deadlines by periods ranging from three to six months.
These projects included premium villas in the Fourth District and Second District East, near Heliopolis Club and Green Hills Club, reflecting the company’s commitment to quality construction and customer satisfaction.
Successful Operation of Trust Mall in Shorouk City
The CEO added that TIG Developments has also successfully launched operations at Trust Mall in Shorouk City, which was introduced during the second half of 2024.
The mall is currently welcoming customers, with several commercial activities already operating, demonstrating the company’s ability not only to develop projects but also to manage and operate them efficiently according to planned strategies.
The Mark Mall: A New Commercial Project Coming to Badr City in 2027
El Sheikh revealed that TIG Developments is preparing to launch its new commercial project, “The Mark Mall” in Badr City, in January 2027.
The project is located on a 2,900-square-meter plot in the heart of Badr City, adjacent to The Way Mall, with construction already underway and completion rates reaching approximately 20%.
The Mark Mall will feature commercial, administrative, and medical units with flexible payment plans extending up to seven years.
TIG Developments Targets Expansion Across East Cairo’s Growing Investment Markets
El Sheikh concluded by emphasizing that the company aims to strengthen its presence in East Cairo cities, which are witnessing rapid urban and investment growth.
He explained that the selection of project locations was based on detailed studies of market demand and population density to maximize investment value for clients.
