Safwa Urban Development (SUD) is targeting the delivery of approximately 350 residential units at its flagship The Pearl New Mansoura project by early 2027, as part of its strategy to accelerate construction progress, increase execution rates, and expand investment in the development.

Ali Shalaby, Board Member of Safwa Urban Development, revealed that the company invested approximately EGP 600 million in construction works at The Pearl New Mansoura through October 2026.

He added that SUD plans to inject an additional EGP 100 million by the end of the year, bringing total targeted construction investments to EGP 700 million in 2026, compared with approximately EGP 462 million during the period from October 2024 to October 2025.

Shalaby explained that actual construction spending increased by approximately EGP 138 million between October 2025 and October 2026, representing year-on-year growth of nearly 30%.

He noted that the targeted increase in construction investments reflects SUD’s commitment to accelerating project execution, maintaining construction quality, and adhering to the established development timeline.

The Pearl New Mansoura Reaches 40% Overall Completion

Shalaby stated that overall construction progress at The Pearl New Mansoura has reached approximately 40%, while concrete works have achieved a completion rate of 65%, with around 31,500 cubic metres of concrete poured across the development.

These figures reflect the progress achieved in construction activities across the project’s various zones.

The company aims to complete an additional 30% of the project during 2027, bringing the cumulative completion rate to approximately 70% by the end of the year. The remaining construction works are scheduled to be completed during 2028, in line with the project’s targeted timeline.

Construction Advances in Twin Houses and Club View Areas

The SUD board member also highlighted significant progress in the construction works across the project’s twin-house areas, where activities have advanced from excavation to the first-floor construction stage.

Meanwhile, construction has commenced in the Club View area, enabling the company to advance work simultaneously across multiple sections of The Pearl New Mansoura in accordance with its execution plan.

These developments form part of SUD’s strategy to accelerate construction activities and achieve its targeted delivery and completion milestones.

The Pearl New Mansoura: A 60-Feddan Development with a 550-Metre Beachfront

Shalaby emphasized that The Pearl New Mansoura is among Safwa Urban Development’s flagship real estate projects in Egypt’s Delta region.

Spanning approximately 60 feddans, the development features a 550-metre beachfront, while landscaped green spaces account for approximately 77.5% of the project’s total area.

The Pearl New Mansoura offers a diverse range of residential properties, including villas and townhouses, alongside a hotel and clubhouse.

The development also features an open-air commercial mall spanning 12 feddans, forming part of an integrated urban development concept designed to provide a comprehensive residential, recreational, and commercial experience in New Mansoura.

Through The Pearl New Mansoura, Safwa Urban Development continues to strengthen its presence in the Delta real estate market, supported by increased construction investments and its commitment to advancing project execution and delivery.
