Arclyn Developments has announced that it has paid 86% of the land value for its Metrova project, located in the MU23 district of the New Administrative Capital, ahead of the project’s official launch to customers. The move reflects the company’s financial strength and commitment to its investment plans as it enters the Egyptian real estate market.

Eng. Yasser El Prince, Chairman of Arclyn Developments, said the company has a clear strategy and strong financial capabilities supporting its investment plans. He noted that the substantial payment toward the land value was made through self-financing, highlighting the importance of financial strength in reinforcing customer confidence and maintaining the credibility of real estate developers.

Arclyn Developments Emphasizes Financial Strength and Long-Term Investment Planning

El Prince explained that entering the Egyptian real estate market requires a vision that goes beyond identifying investment opportunities. It also involves selecting the right real estate product for each location, understanding the needs of target customer segments, and developing projects with clear competitive advantages.

He added that the payment of 86% of the land value for Metrova represents an early step in translating the company’s strategy into projects backed by clear commitments, reflecting its focus on establishing investment priorities from the outset of its operations in Egypt.

The company aims to build a real estate business based on long-term planning by evaluating available opportunities and prioritizing investments within an integrated development strategy. El Prince noted that establishing a sustainable real estate brand depends on a clear investment vision and the ability to translate it into projects that deliver tangible value to the market.

Egyptian-Emirati Partnership Supports Arclyn Developments’ Strategy

El Prince highlighted that Arclyn Developments operates under an Egyptian-Emirati partnership, which represents a key pillar of its investment strategy. The partnership brings together diverse expertise in investment, development, and execution, broadening the company’s perspective when assessing opportunities and making investment decisions.

He emphasized that the company views each development as an opportunity to create real estate value aligned with the location and its intended uses. Integrating investment strategy, planning, and development is essential to creating projects with distinctive identities rather than replicating similar real estate products.

Metrova Marks Arclyn Developments’ First Project in Egypt

Mohamed Wahdan, Chief Commercial Officer of Arclyn Developments, said Metrova represents the company’s first project in the Egyptian market. He explained that the MU23 district of the New Administrative Capital was selected for the mixed-use development, which will combine commercial, administrative, medical, and hospitality activities within an integrated real estate destination.

Wahdan added that developing a mixed-use project requires a comprehensive commercial vision from the planning stage. This includes defining the product concept and target customer segments, as well as examining how the different activities will interact within the development. Such an approach helps establish an integrated offering that reflects the characteristics of the location and addresses the objectives of customers and investors.

Arclyn Developments Focuses on Delivering Real Estate Products That Meet Market Needs

Wahdan noted that the company’s real estate development philosophy is based on the principle that competitiveness depends on more than a project’s location or the size of its units. It also relies on having a clearly defined identity and delivering a product that responds to market needs.

In line with this approach, Arclyn Developments is refining the commercial vision for Metrova to ensure integration among its various uses and establish a distinctive market position.

He concluded that Metrova represents the company’s starting point in Egypt, reflecting its broader strategy of developing diverse real estate products based on thorough assessments of available opportunities and the specific requirements of each project.
