Tibia Developments has announced the launch of Swiss Inn Tibia Hotel & Residences in the Green Revolution area of Sheikh Zayed City, marking the company’s entry into the hospitality and hotel investment sector as part of its strategy to expand its operations and diversify its real estate portfolio.
The project combines hotel units and serviced residences in partnership with Swiss Inn Hotels & Resorts, which will be responsible for managing and operating the project.
Tibia Developments Expands into Hotel Investment
Eng. Osama Shaaban, Co-founder and Chairman of Tibia Developments, said the launch of Swiss Inn Tibia Hotel & Residences is part of the company’s strategy to diversify its portfolio and expand into real estate sectors with different operational and investment characteristics.
He explained that the project reflects the company’s approach toward developing real estate assets whose value is determined not only by the property itself, but also by the efficiency of its management and operations.
Why Sheikh Zayed City Was Selected for the Project
Shaaban noted that the selection of Sheikh Zayed City as the project’s location was based on several investment advantages, particularly the area’s continued urban growth, expanding range of activities and services, and connectivity to major roads and transportation corridors.
The project is located in the Green Revolution area on Nozha Street, near the Cairo-Alexandria Desert Road, 26th of July Corridor, and Al Ahly Club.
Swiss Inn Tibia Spans More Than 16,000 Square Meters
The project is being developed on an area exceeding 16,000 square meters, with approximately 22.5% of the land allocated to buildings, while the remaining area is dedicated to services and green spaces.
According to Shaaban, this design reflects the project’s positioning as an integrated hospitality asset rather than a conventional residential development.
The company also aims to capitalize on the urban growth witnessed by Sheikh Zayed and the demand generated by the area’s residential, commercial, and hospitality activities.
Hotel Units and Serviced Residences
Shaaban explained that the project’s Hotel and Serviced Residences concept offers a product that differs from traditional residential developments by combining unit ownership with the benefits of a specialized hotel management and operating system.
The units are offered in various sizes, with payment plans ranging from 8 to 15 years, while the project’s construction period is expected to reach approximately three and a half years.
Swiss Inn to Manage and Operate the Project
Shaaban emphasized that the presence of Swiss Inn Hotels & Resorts as the project’s management and operating partner represents a key component of its economic model.
The partnership separates the responsibilities of real estate development and hotel operations, allowing Tibia Developments to focus on developing and executing the project, while Swiss Inn manages the hotel operations and leverages its hospitality and operational expertise.
Tibia Developments and Swiss Inn Establish Hospitality Investment Model
Eng. Ahmed Saad El Behairy, Co-founder and CEO of Tibia Developments, said the partnership with Swiss Inn aims to establish an integrated investment model in the hospitality sector.

He added that Swiss Inn Tibia Hotel & Residences aims to leverage the combination of Tibia Developments’ real estate development and execution expertise with Swiss Inn’s hospitality experience.
This integrated approach is intended to transform the project from conventional real estate units into an operational hospitality asset managed under a specialized hotel system.

Tibia Developments will be responsible for the project’s development and execution, while Swiss Inn Hotels & Resorts will handle hotel management and operations.
The contractual model is designed to combine real estate investment with hotel operations, with the project offering fully finished hotel units and serviced residences delivered as ready-to-operate hospitality products.
